Air Quality Testing: What It Measures and What the Numbers Mean


Air quality testing collects indoor air samples for an accredited laboratory to identify what is in them. While the collection process is straightforward, the follow-through is where things get complicated. A number on a lab report means nothing in a vacuum.
It only matters when compared to a baseline, and for mold in particular, there is no federal limit to measure it against. Interpreting these results is where the true value of testing lies, yet it is the step where most homeowners and property managers are left to fend for themselves.

Start Here: Does Your Situation Call for a Test?
The EPA is clear: if you have visible mold growth, sampling is usually unnecessary. You already have the answer a test would give you. Your money is better spent locating the moisture source feeding the mold and fixing it.
If you can see the growth, know where the leak is, or if the affected area is small and the material easily replaceable, skip the test. We will tell you this directly on the phone, even if it costs us the job.
When a Test Earns Its Place
Testing provides real value in a narrower set of circumstances:
Musty odors with no visible source. If something is growing out of sight, sampling helps narrow down the location.
Building-specific health symptoms. Congestion, headaches, or asthma flare-ups that ease when someone leaves the house and return when they come back. We cover the pattern in our guide to poor indoor air quality symptoms.
Post-water intrusion. Materials that stay wet longer than 48 hours often harbor hidden growth behind finished surfaces.
Post-remediation verification. A clearance sample confirms the cleanup was successful.
Real estate transactions and insurance claims. A documented, third-party pre-purchase inspection protects disclosures, and an independent report carries weight in claims.
Non-mold concerns. Radon, carbon monoxide, and formaldehyde each require distinct tests. None appear on a standard mold panel.

What a Sample Can Identify
Indoor air quality testing covers three broad categories of contaminants, each requiring a different method. A single visit does not measure everything, so be skeptical of any quote implying otherwise.
Biological. Mold spores, pollen, dust mites, pet dander, and bacteria. These are collected via air cassettes or surface samples and identified by an accredited lab.
Chemical. Volatile organic compounds and formaldehyde off-gassing from paint, adhesives, pressed wood, and cleaning products. These require sorbent tubes or badge sampling, not a spore trap.
Combustion and soil gas. Carbon monoxide, nitrogen dioxide, fine particulates, and radon. Radon requires its own multi-day test, and according to the EPA it is linked to roughly 21,000 U.S. lung cancer deaths annually.
How to Actually Read a Mold Report
This is the section that matters most, and the one most air quality guides skip entirely.
The EPA Has Not Set a Mold Limit
Many sources claim air quality results are compared against EPA and WHO safety benchmarks. For mold, this comparison does not exist.
The EPA explicitly states there are no federal limits for airborne mold concentrations. Instead, the EPA specifies methods, recommending analysis follow protocols from the American Industrial Hygiene Association or the American Conference of Governmental Industrial Hygienists.
Radon and carbon monoxide have published action levels. Mold does not.
The Outdoor Sample Is the Baseline
Without a fixed limit, mold results must be read as a comparison. We take an outdoor sample on the same day, under the same weather conditions, to interpret the indoor counts.

Outdoor air always contains mold spores. The red flag is when indoor levels are significantly higher than the outdoor baseline, or when a specific mold genus appears indoors but barely registers outside. A lab report lacking a same-day outdoor comparison is difficult to interpret, whoever produced it.
Which Mold Matters More Than How Much
Two samples with identical total spore counts can mean entirely different things.
Cladosporium and Alternaria drift inside constantly, so finding them indoors at outdoor-comparable levels is normal. Stachybotrys and Chaetomium require materials to stay wet for extended periods, so even modest indoor counts of these genera warrant an immediate moisture investigation.
The genus identifies the moisture problem. The count indicates its activity level.
Finding the Source Behind the Sample
Air sampling has limits. A spore count confirms something is airborne in the sampled room, and it will not tell you which pipe, wall, or roof detail is leaking. Spores travel through return ducts and under doors from spaces nobody sampled.
Locating the source is a building problem, not a laboratory problem. In an indoor air quality inspection we use moisture meters and infrared cameras, ventilation testing, and humidity assessments to map wet materials and trace air movement. On larger losses we also carry out moisture mapping to trace how far water has traveled through a structure.
We also move boxes and furniture, because inspections that stay in the center of the room only find the easy problems. A test result without a located leak means the mold will return after remediation.
A Sample Captures a Single Moment
Spore counts fluctuate with HVAC cycles, open doors, recent vacuuming, and outdoor weather.
A single clean result on a calm day does not guarantee a problem-free building, just as an alarming result requires context before signing a remediation contract. When results are ambiguous, the answer is usually further inspection.

Settle plate kits, the petri dishes left out in a room, will almost always grow something, because mold is naturally everywhere. They offer no measured air volume and no outdoor comparison, which virtually guarantees a positive result while telling you nothing about hidden issues. Professional mold testing uses a calibrated pump to draw a known volume of air through a cassette, which is what makes counts comparable to a baseline at all.
Continuous digital monitors are highly useful for long-term patterns, such as a room hitting 60% humidity every night. They do not identify mold genera or radon.

Action Steps: What to Do With Your Results
Identifying the problem is just the first phase; resolving the underlying issues is what actually protects your home. Use your lab results to guide this concrete mitigation plan.
Fix the moisture first. Every mold finding is a water finding. Address leaks, grading, or condensation before attempting cleanup.
Control humidity. Keep indoor humidity below 60%, ideally 30% to 50%. A simple hygrometer can help you track this, and our guide to high humidity and mold growth explains what happens above that range.
Improve ventilation. Run exhaust fans during and after bathroom or kitchen use, and open windows when outdoor air quality permits.
Upgrade filtration. A high-MERV filter or a portable HEPA unit captures 99.97% of airborne particles down to 0.3 microns. Filtration reduces airborne particles and does not fix the source.

Frequently Asked Questions
Do I Need a Test if I Can Already See Mold?
Usually not. The EPA advises against sampling when visible growth is present, because a test only confirms what you can already see. Put your budget toward fixing the moisture source. Post-cleanup clearance testing, however, is worth doing to verify the work.
What Counts as a Safe Mold Level?
No federal agency has published a safe mold limit. Results are interpreted by comparing indoor samples against an outdoor baseline taken the same day and analyzing the specific genera present. Any company quoting you a specific safe number is describing a standard that does not exist.
Can One Test Cover Mold, Radon, and VOCs?
No. Each requires a distinct collection method, and radon testing takes multiple days. A single visit can include several tests, and they remain separate procedures with separate costs.
How Often Should a Home Be Tested?
Routine testing is rarely necessary. Test when there is a clear catalyst: unexplained musty odors, building-related health symptoms, delayed drying of water damage, or a real estate transaction requiring documentation.
Will Air Sampling Tell Me Where the Leak Is?
No. Sampling identifies what is airborne in the specific room where the pump ran. Locating the water source requires moisture meters, infrared imaging, and a physical inspection of the building's infrastructure.
