VISUAL ASSESSMENT OF PROPERTY

During our visit we conduct a comprehensive visual inspection of the home, office, or commercial building in question. The inspector will be checking under sinks, toilets, showers, ventilation, closets, windows, valves, grading, downspouts, water heater, siding, and more. Our goal is to find signs of water damage and other conditions conductive to fungal growth and overall poor air quality. During this step we utilize the latest equipment the industry has to offer. Such as a Thermal Imaging Camera, Moisture Meter, Hygrometer,  vapor emitter that measure ventilation airflows and more.

The inspector will help you determine what samples are needed, and/or which samples would be best based on what they found during their inspection. 
It is important for us to do a full inspection in order to help decide which types of samples should be taken for your specific situation in order to get a good picture of what is going on.

Our focus is determining the existence of indoor mold growth, type of mold, and the airborne mold spore concentration (we want to know what you and your family are breathing). Primary types of lab samples that we recommend to test for mold:

  • Ambient airborne mold spore samples (air in the breathing space of a room),

  • Wall cavity air samples (air inside of a ceiling or wall cavity),

  • Surface (direct) samples (swab, bulk materials, tape lift)

SAMPLES SENT TO LABORATORY

Once the inspection is complete, a 3rd party, state licensed laboratory will test the samples. A fungal direct examination tool used to detect elevated airborne mold concentrations. 
Quantification of spores is based on the amount of air sampled with spore traps; however, when analyzing swabs, bulk samples and tape lifts, a simple low, medium, or high quantification is given. To determine whether elevated concentrations are present, 
a control sample from the outdoors is generally taken at the time of sampling for comparison.

RESULTS SENT VIA E-MAIL

The results come back to us within 3-4 business days. Once we receive the results back from the lab, our inspector will interpret the results  and create your personalized report. This is when you can expect to receive your report via E-mail. You can also expedite the samples for same day results or for a 24 hour turnaround.
